Property Submission
What to Expect
Once a property is submitted it will be taken to stage 1 of underwriting. Stage 1 involves finding the after repair value (ARV) of the property and quick filtering properties that have no chance of working.
Comparable Information to assume used will be : within a .25 mile radius, crossing no major intersections, within 500 square feet of subject property, similar design or materials used, similar bed-bath-garage-basement- floors count, within 40 years of age.
After the property has gone through stage 1 of underwriting, There will be a message sent to the provided email and/or phone number for either notice of stage 2 taking place, which is processing in final underwriting, or denial of asking price due to a specific factor (if due to price, an offer will be sent alongside denial).
There will be a question prompt to confirm sending to next stage if looking to explore the offer in more depth.
Finally, stage 3, there will be a message sent to the provided form email and/or phone number outlining acceptance of property or the property will be denied in a similar fashion as the previous stage, outlining why in a little deeper detail.
Things we consider : scale of rehab, estimated time to sell once finished, overall margins for various factors, lendability, cashflow potential, and ease of purchase.
